C12 Capital Management, an independent asset management firm relocating from Midtown, is taking 3,446 square feet of build-to-suit space on the 46th floor. The company will assume occupancy in the first quarter of 2015. Incandescent Technologies, which provides global information management consulting services and solutions to the world’s largest financial institutions, is leasing build-to-suit space on the 46th floor. Incandescent will take occupancy of its 2,556-square-foot office in the first quarter of 2015, and is relocating within Lower Manhattan.

    A Cushman & Wakefield analysis of major speculative office buildings in Manhattan shows that average occupancy rates stood at 36.8 percent on the day the buildings opened. The research examined the seven largest speculative office buildings to open in Manhattan’s Downtown and Midtown districts since 2006. The 3.0-million-square-foot One World Trade Center, poised to open this fall, ranked highest by far in terms of sheer volume of opening-day occupancy among buildings in the analysis.
